Anwyl secures consent in Roby despite 700 objections

Knowsley Council’s planning committee has given the green light to housebuilder Anwyl for 124 homes on a site off Edenhurst Avenue in Roby, despite the proposals attracting more than 700 letters of objection from local residents.

The housebuilder’s Lancashire arm has brought forward the project on the site, which has been vacant for around 10 years. It was previously home to the social club and sports facilities for Lucas Aerospace, and was designated as green belt until 2017, but was largely fenced off and unused by the general public.

The plans feature 114 four-bed homes and 10 three-bed homes, including open space, tree planting, and a new vehicular access to Edenhurst Avenue.

Anwyl’s plans had been recommended for approval ahead of the planning committee; local objections focussed on over-development concern, loss of open space, noise and congestion, with a sizeable number citing the site’s former green belt status.

However, Knowsley’s planning committee this week signed off the proposals, arguing the site had been allocated for development in its Local Plan and should be built out as a result.

Under the approval, Anwyl will provide £800,000 towards the installation of traffic lights at the junction of Rimmer Avenue and Court Hey Road, and the upgrading of footpaths to part of Bowring Park Avenue. There will also be a contribution of £582,000 towards affordable housing in the Huyton area.

To address concerns over noise and congestion in the two-year build period, Anwyl has agreed that construction traffic will only use Edenhurst Avenue for 14 weeks while a temporary bridge is built to allow more discreet access to the site.

Subject to the signing of a legal agreement, construction work is set to begin next year.

“We are currently delivering on this through a wide range of new housing developments and this particular development off Edenhurst Avenue will provide high quality family homes for local people and people who are looking to move into Knowsley. This will be a very attractive development given the site’s fantastic location and being close to transport links. We expect it to be a very popular place to live.”
