Legacie submits plans for North Liverpool resi
Acting for Legacie Developments, Zerum has put in proposals for an eight-storey scheme featuring 127 apartments at Rose Place, Everton to Liverpool City Council.
The application includes the demolition of the existing industrial building on the site, which was at one time occupied by Scott’s bakery and is still partly still in use. The proposal includes ground floor commercial, rooftop gardens and facilities for residents. The intention is for 53 two-bedroom apartments, 58 one-bedroom apartments and 16 one-bed studios.
The site is bounded to the north by Hopscotch Nursery and is close to the former St Mary of the Angels church, closed sicne 2001 and now used as a rehearsal space by the Royal Liverpool Philharmoic Orchestra.
The scheme has been designed by Falconer Chester Hall and the professional team includes Prime Transport Planning, Matthews & Goodman, which prepared a statement on employment land use, ecological assessor Penny Anderson Associates, Progressive Services Design and Wardell Armstrong. Clement Associates carried out an acoustic survey.
Although the site sits within a zone designated as primarily industrial, and a GL Hearn study for the council this year noted the loss of employment space to residential, the application notes that the site concerned “does not conform to occupiers’ expectations and requirements”.
Zerum said that the proposal will improve a gateway site: “The proposal will regenerate an under-utilised brownfield site with a quality residential-led scheme. The application site is in a sustainable location and the site is suitable and appropriate for the proposed scheme.”
The area is currently subject to a number of residential schemes moving forward, including those at Great Homer Street and St Anne Street.
