Land for sale: 3,000 acres of Skiddaw Forest up for grabs

Designated as sites of special scientific interest, the plots within the Lake District National Park could offer developers a chance to meet biodiversity net gain, carbon sequestration, and nutrient neutrality requirements.

Mitchells Land and Property is marketing the land on behalf of owners Mr and Mrs Bland. A guide price has not been disclosed.

The 3,000 acres of Skiddaw Forest include the summits of Skiddaw, Great Calva, and Little Calva.

The land is divided into two plots: Skiddaw Forest West and Skiddaw Forest East. Both are upland dwarf heath habitats, with the western site in need of restoration. There are also peat bogs scattered throughout the landscape.

Included in the land sale are shooting rights for the area, which has historically been good for hunting grouse.

Skiddaw House is also part of the deal. A 19th-century shooting lodge that now functions as a hostel, Skiddaw House is only accessible by foot or by 4×4.

The building is properly off the grid and served by spring water, with electricity coming from solar panels and a diesel generator.

The four-bedroom lodge is leased to Skiddaw House Foundation until 2027.
