Kingmoor Park reveals plan for modular ‘business village’
An 18,000 sq ft “business village” made from recycled shipping containers is being brought forward at Kingmoor Park Enterprise Zone near Carlisle.
The first phase of the plans includes 24 offices and a café in converted containers; these will be supplied by Galloway Modular Construction and are made from corten steel.
Each of these can be remodelled to a bespoke specification with different external cladding, windows, doors, and internal fit-out. They can also be extended by bolting containers together.
Named “ModVillage”, the development is said to be first of its kind in Cumbria. The space will be targeted at local businesses with flexible lease terms planned; there will also be indoor and outdoor communal areas and on-site parking.
Kingmoor Park is hoping to have the first containers on site in early summer this year, subject to planning approval. Revolution Architecture, part of consultant Prospus Group, has designed the project.
Neil McIntyre, Kingmoor Park’s Managing Director said: “There are similar projects springing up throughout the UK in Swansea, Newcastle, Tyneside, Cornwall and Bristol creating business hubs out of these incredibly versatile, weatherproof containers.
“Whilst the initial phase at Kingmoor Park will focus on office space, we will be looking to expand in the future offering a made-to-measure service for upcoming phases that could present opportunities for other uses such as cafés, hairdressers, and even accommodation.”
Other projects currently being delivered at the Enterprise Zone include a £4m, 55,000 sq ft industrial scheme housing 19 units.
