Hillwood buys 35 acres in Crewe for £100m industrial

The investor has acquired plots capable of accommodating around 800,000 sq ft off Junction 16 of the M6.

Hillwood has acquired 34 acres off David Whitby Way in Crewe from the landowner, a subsidiary of Co-op Group, that has been working in partnership with Muse. The site forms part of the wider WestonM6 masterplan, which spans 64 acres total and could see 1.3m sq ft of industrial space delivered.

Hillwood said it will invest £100m to deliver the Crewe project on a speculative basis.

Bob Tattrie, managing director at Hillwood UK said: “I[The project] will be one of the largest speculative industrial development schemes in the UK next year.

“With a total capital investment of over £100m, Hillwood Park Crewe will provide an excellent range of accommodation sizes, with demand seen coming from both the Midlands and North West regions given the site’s prominent links to Junction 16 of the M6.”

Muse had been acting as development manager for the scheme and secured planning permission for the project in 2024. The developer will continue in its role in overseeing the delivery of infrastructure for the scheme, which includes a 26-acre wildlife habitat.

Muse is also expected to progress phase two of the wider WestonM6 masterplan, which benefits from outline consent for a further 447,298 sq ft of warehouse space, early next year.

Aew Architects designed WestonM6 for Muse. CW Studio is the landscape architect. Avison Young is charged with planning, while Hannan Associates is the MEP services engineer. Integra Consulting is the civils, structural, and highways engineer.
