Goodman/Peel agree largest letting of year with German group
German packaging firm Prowell has agreed the largest industrial letting of the year, taking Goodman and Peel's Pioneer 210 in Ellesmere Port.
The corrugated cardboard manufacturer has taken the speculative shed at Pioneer Business Park for an undisclosed period. Quoting rents are £4.25/sq ft. The firm will use the warehouse for its UK distribution hub; previously it imported from mainland Europe.
The deal is the latest in a series in the region's mid-sized shed market in the past year. Advanced Medical Solutions took a 150,000 sq ft pre-let at Patrick Properties' Premier Park near Winsford in Cheshire, paying £4.50/sq ft on a 15-year lease. In Crewe, Bentley took 150,000 sq ft from Highcross Properties and Graftongate at the end of 2007 and TDG occupied the 310,000 sq ft Merlin 310 unit at Trafford Park.
Earlier phases at Pioneer Business Park included the 625,000 sq ft shed development, Pioneer Point, now owned by Royal London and still unlet since completion three years ago.
