Former JLL colleagues join forces to launch development venture 

Shannon Conway and Mike Nicholson have set up Picture This, which describes itself as a “responsible residential developer and operator”. 

Conway has left developer Glenbrook after more than four years as residential director to set up the company. During her time there, she helped build a pipeline of 4,000 homes. 

Meanwhile, Nicholson has left Roger Hannah after 10 months as a director. 

The pair worked together at JLL between 2015 and 2019. 

 “Picture This is a model driven by two commercially-savvy realists,” the company’s website states. 

“We are thrilled to be launching Picture This,” Conway said. “We have a clear vision for our business. It is all about supporting the things that matter to people – low carbon design, delivering welcoming, age-inclusive homes designed to promote health and happiness, and standing beside local businesses and creatives, bringing community to the fore. 

“We plan to retain and operate Picture This developments, ensuring we are invested in the long-term success of the communities we help create.” 

Headquartered in Manchester but with a national remit, Picture This is aiming to create 10 communities over the next decade. The company already has its first joint venture partner and 250 homes in the pipeline. 

“Shannon and I share the same values and vision, and we are looking forward to putting them into action with Picture This,” Nicholson said. 

“We have exciting and ambitious growth plans, so as well as taking the lead on our own sites and opportunities, we are keen to partner with like-minded developers and land owners on larger scale, mixed-use developments. 

He added: “We will be able to share more details about the first Picture This community in the next few months as we gear up to making a planning submission later this year.”
