Maple Grove Developments is eyeing a spring 2024 completion date for phase two of its Oldham industrial scheme to deliver 14,000 sq ft of warehouse space off Drury Lane.

Phase one of Victoria Trading Estate was completed in 2016 to create 40,000 sq ft of industrial space on the eight-acre plot. This phase is fully let to occupiers including Howdens, ToolStation, Sally Salon Services, and Euro Car Parts.

Eric Wright Construction is now on site to speculatively deliver the second phase of the estate on behalf of its development arm, Maple Grove Developments.

Designed by C4 projects, the scheme will see the creation of 14,000 sq ft of industrial space across four trade counter units.

The three smaller units will measure 3,000 sq ft each, while the largest unit will measure 5,000 sq ft.

Visitors will have access to 32 car parking spaces, including four accessible bays.

James Scott, director of Maple Grove, said: “We purchased the site in 2015 as a development opportunity and delivered the first phase of Victoria Trading Estate on a speculative basis.

“With the second phase now coming forward we will continue to improve our portfolio’s green credentials, whilst enhancing its overall investment value; we will ultimately retain the asset within the Group’s property portfolio.”

The project team includes XOsquare Consulting Engineers, KGA Engineering, and Mode Transport Planning.

CBRE and Nolan Redshaw are joint letting agents for the scheme.

Paul Cook, senior director at CBRE, said: “This speculative development will include high-quality ESG elements including PV roof panels, EV car charging, and a target EPC ‘A’ rating, all of which are high on the agenda for occupiers seeking new space.

“The take-up for phase one was extremely strong and, with a great tenant line-up already established on this exceptionally well-managed estate, we are confident that this next phase will be equally well received.”
