Eric Wright confirmed on Carrington Gateway
The contractor has started work on the 212,000 sq ft industrial scheme after beating rival bidders Seddon and Caddick, with the project set to complete by January 2020.
Place North West first revealed the site’s developer Himor had shortlisted three contractors for the job in November 2018, and also revealed Eric Wright was set to be chosen as main contractor in January this year.
The Bamber Bridge-headquartered contractor has now started on the scheme which will see six industrial units delivered, fronting Manchester Road and ranging in size between 11,000 sq ft and 104,000 sq ft. The units, designed by architect AEW, are being developed on a speculative basis and sit on a 19-acre site.
The wider Future Carrington site, formerly home to the Shell petrochemical works and dubbed by Himor as one of the largest regeneration projects of its type in the country, features a further 725 homes, more than 750,000 sq ft of commercial space, and 10,000 sq ft of retail.
Housebuilder Wainhomes received the go-ahead from Trafford Council last December to build the first 277 homes at Carrington Village, ranging from one to four beds. Work is due to get under way in the coming weeks and it is expected the first homes will be completed in late 2019.
Most of the site lies south of Manchester Road, between the main road and the private road extending east-west through the Shell site known as the A1 road. Ackers Lane forms the boundary to the site’s east while to the west the site adjoins housing on School Lane.
Himor has appointed Colliers and JLL as joint agents for Carrington Gateway.
John Sullivan, director and head of the industrial & logistics team at Colliers in Manchester, said: “As a speculative scheme of high quality, mid-size units, Carrington Gateway is well-placed to interest a broad occupier base. In addition to retail and logistics occupiers, we’ll be targeting manufacturers and storage operators, for whom the scheme’s location near to established and future residential areas will add extra appeal.”
Andy Lynn, director of industrial at JLL, added: “Years of under-investment in new build industrial stock has created very strong demand in the north west, both from the growing e-commerce market and existing occupiers looking to upgrade their space. In terms of capturing that demand, Himor’s scheme is notable, not only for its size, but also the range and quality of options on offer, which is rare in South Manchester.”
