Domis to build £250m St Michael’s skyscraper
Salboy and Relentless have formed a 50/50 joint venture to deliver the 40-storey tower in Manchester, which is set for a 2026 completion.
The skyscraper, which is designed by Hodder + Partners, will feature a five-star, 191-bed hotel and 181 serviced apartments. Fronting the new St Michael’s Square, the tower would also have amenity and leisure spaces for guests and residents.
“The Relentless team have been on this project for 15 years and we’ve never diluted our ambition on what has been an incredibly long journey to build this complex and challenging project,” said Gary Neville, owner of Relentless.
News of a possible Salboy and Relentless joint venture was initially reported last month.
“Any developer in the country would jump at the chance to be involved in this scheme,” said Simon Ismail, managing director of Salboy, at a press conference.
Domis Construction, which also counts Ismail as a director, is set to commence initial works on the site in January 2023.
The gross development value for the project is £250m. Relentless and Salboy said the project will create 500 jobs during the construction phase and 1,800 jobs when the building is operational.
Neville said that the developers would be making a “significant contribution” to affordable housing as part of its application.
Joanne Roney, chief executive of Manchester City Council, praised the St Michael’s project.
“This is an ambitious development in an area of the city with huge potential,” Roney said.
“The significant level of investment, working partnership and the high-quality design of this development will bring forward a new standard and mix of uses,” she continued.
“The scheme will further help our recovery from the pandemic, while demonstrating our ability to deliver transformational regeneration projects in Manchester.”
The hotel makes up the second phase of the St Michael’s project. Main contractor Bowmer + Kirkland began work on the first phase, which includes offices and a rooftop restaurant, earlier this year. The first phase is expected to complete in 2024.
Excellent news. This is the development I am most excited for at the moment. Great to be getting another 5 star hotel as well. Looking forward to hearing what operator they get onboard. Ritz or Four Seasons Manchester?

The whole development will look really impressive and add greatly to this long dead corner. Great location by the civic quarter which itself should look amazing in a couple of years when all of the work is completed.

1,800 jobs once operational………really?? Would love to see the justification for this. Thats almost 5 people per room/apartment. Does anyone actually check this nonsense.

Can we have balconies included with a reasonble amount of the apartments. Too many developements lack good integrated balcony spaces. And with this being such a prime location…and not for profit but the good of Manchester.
