Cube Asset Management buys Dearboy unit in Wrexham

The investor has acquired a 113,000 sq ft industrial facility at Spectrum Business Park, paying close to £10m for the asset.
Unit F at Spectrum, within Wrexham Industrial Eastate, was refurbished in 2023 and is let to Dearboy Petcare for the next 7.5 years. Dearboy itself was set up in 2022.
King Street Real Estate advised Cube on the acquisition. Cube has paid £9.985m, reflecting a net initial yield of 7%.
The consultancy said that while the 112.771 sq ft asset offers reversionary potential, Dearboy has installed a modern pet food processing plant, and a new robotic packaging system, making the facility mission-critical to its future growth aspirations.
