Countryside lines up Partington homes
Two applications from the housebuilder are set to secure the green light from Trafford’s planning committee next week, bringing 450 homes to land bordering the Manchester Ship Canal.
Countryside is seeking full consent for 151 homes on a 10.8-acre site to the north of Hall Lane, part of the site having previously housed a caravan park. The site is borerded in part by the redundant Cheshire Lines railway viaduct and, to the west, by a strip, Lock Lane, that forms part of the second site to be considered, an application for 298 homes.
Lichfields is working as planning advisor on the twin application, which are filed on behalf of Countryside and Peel Investments (North). Peel L&P completed the land deal in February 2020 that has allowed the schemes to addvance.
The opposite bank of the Manchester Ship Canal, taken up by some industrial buildings and recently developed housing, fall within Salford City Council’s administrative boundaries.
Of the 151 two, three and four-bedroom properties proposed for the Hall Lane site, 77 are put forward as affordable and 15 for the private rented market and the remaining 59 to be sold on the open market. Sigma Capital and Great Places are lined up for the PRS and affordable elements respectively.
Officers recommend that members record a “minded to grant” decision, with power then delegated to the council’s head of planning and development to complete legal agreements and suitable contributions: according to the officers’ report this includes a contribution of £834,000 to the Carrington Relief Road and £437,000 to offsite primary education facilities.
Reserved matters approval is sought for 298 homes on the site immediately adjoninig the Ship Canal, north of Lock Lane and Thirlmere Avenue.
The site concerned is described as a long strip of around 30 acres, with the Ship Canal running along the entire length of its north-western boundary. The breakdown of the housing is 55 two-bedroom, 196 three-bedroom and 47 four-bedroom dwellings.
Outline consent was granted in September 2019 for this site, with conditions attached including the introduction of a mini-roundabout at the junction to the site, open space commitments, and a payment of £384,000 to highways improvements.
Officers recommend that consent be granted.
Further developments in the area include a 600-home, £100m scheme by Galliford Try and Trafford Housing Trust that will commit £1.6m to the Carrington Relief Road, while Redrow has also advanced large-scale plans in the area.
Always good to see some investment in Partington – especially homes for sale and quality PRS. Hopefully a small step to uplift the wider estate.

Why has Partington been designated as future ghetto? Poor infrastructure coupled with high density living, 20 years down the line our planners and councillors will likely offer an apology or blame someone else. It is time legislation was changed to hold to account the officials that granted permission allowing developers to do this

It’s all well and good but are there any plans to improve the roads in and out of Partington.

It took years for Partington to get a new shopping centre. When will Partington get the facilities it really needs to cope with the extra population? Still no pub, bars or restaurants, not enough schools or good transport links. Meeting these needs should be part of the Planning process.
