Consultation launched for Penwortham plan
Housebuilder Taylor Wimpey and Homes England are inviting input from stakeholders and the local community as they look to develop a masterplan for a neighbourhood at Pickering’s Farm, Penwortham.
The site was allocated in 2015 by South Ribble Borough Council as a major site for residential-led development in its Local Plan, while the site is also a key part of the Central Lancashire City Deal.
As part of the City Deal, Pickering’s Farm has been identified as a preferred site and will could account for a significant chunk – up to 1,350 – of the 7,000 new homes required by South Ribble Borough Council between now and 2026.
Architect 5plus is working with Taylor Wimpey and Homes England.
An initial five-week period of public consultation started on Tuesday, with platforms for feedback provided online and at a session to be held at Kingsfold Methodist Church between 2pm and 8pm on 10 July. A second drop in session will take place at Leyland Market between 12pm and 5pm on Friday 13 July.
Kate McClean, senior strategic land and planning manager at Taylor Wimpey, said: “We want to hear feedback on a range of different topics related to the vision for the site, including the homes and services people want to see delivered, green spaces and ecology, connectivity and opportunities for the development to cater for the new digital world.
“We would encourage everyone who has a vision for what Pickering’s Farm should look like to come forward and provide their feedback so that we can create a neighbourhood that South Ribble can be proud of.”
Nicola Elsworth, head of public sector land, North West at Homes England, said: “Delivering a neighbourhood that local people can be proud of is important to us and we want to fully engage with local people to understand their views and to help deliver a masterplan to cater for South Ribble’s needs.
“We look forward to engaging with local residents during the course our consultation, including at the forthcoming visioning event in Penwortham.”
The leaflets that have been local residents have a phone number on them. No one asnswers or get back to you. Hardly wanting to know peoples views is it?

Just a tick box exercise this, Taylor wimpy will build as much as they can per square metre as do all major house builders. They are driven by profit not by community.

I like to see early consultation but I actually think it is more meaningful if there is at least some indicative masterplan produced – just to give people a reasonable indication of the development envisaged – housing types, density, amenities etc. We need new homes and this is a sensible allocation. The website is cheesy. The roadworks on Penwortham bypass are painful – junctions over complicated and too many traffic lights.

Excellent, more time stuck in traffic! When are they going to build more road infrastructures and more bridges over the Ribble? People are already giving Preston a miss a weekends due the new crazy traffic system & high car parking charges.
