Cole Waterhouse close to securing funding for £250m Trafford resi

HEIM Global Investor is in advanced talks to fund both apartment blocks within one of the first schemes to come forward in the £7.3bn Old Trafford Regeneration masterplan.

Cole Waterhouse secured consent for more than 800 homes on the former Hilti site off Wharfside last year, along with £26m from the Good Growth Fund.

Now, HEIM is close to inking a deal to fund both apartment blocks, totalling 382 homes.

Designed by Chapman Taylor Architects, the flats would be located in two towers of 24 and 18 storeys.

HEIM’s involvement in the £250m scheme was already known but it had originally been envisioned the funder would back one of the two apartment buildings.

“HEIM are keen to deliver both blocks together,” the planning documents now state.

Planning documents submitted to Trafford Council this week updating the scheme’s phasing plan indicate HEIM will now fund both apartment blocks. The updated phasing plan would see these delivered first, followed by the 412-unit PBSA block.

Damian Flood, chief executive of  Cole Waterhouse, said: “We are excited to be bringing forward this key site within the wider Trafford Wharfside regeneration zone.

“Working with our partners at HEIM, and with the funding support we received from the GMCA we plan to be on-site by the end of 2027 delivering the first new build-to-rent homes.”
