Breck begins £15m Blackpool build

The housebuilder aims to deliver 58 affordable one- to three-bedroom homes to a 4.75-acre plot off Cropper Road at the town’s fringes by October 2027.

Work on Breck Homes and Eden Land and Development’s mixed-use scheme is to begin after contracts have been finalised with housing association Progress Housing Group, which will manage the £15m neighbourhood.

The plan is to transform the site, most recently a garden centre, into 23 two- and 19 three-bedroom houses alongside eight one- and eight two-bed maisonettes.

Each of the one-bedroom properties will have a car parking space, and the two- and three-bedroom properties will each have two.

Up to 5,500 sq ft of retail space across four units is also to be built to service arriving residents. One unit will be 4,000 sq ft with a back-of-house space, and the three other units will be 540 sq ft each.

The project was approved in March by Fylde Council.

Andy Garnett, director at Breck, said: “There’s a real need for a wide range of housing in the Fylde area and our site forms part of a wider masterplan for housing allocation which has the local authority’s approval.

“We’re looking forward to starting on site this month and continuing our partnership with Progress Housing Group in the local area.”

Breck has built a range of neighbourhoods for Progress Housing to manage, including 51 homes in Preesall and 102 homes in Cottam.

“The delivery of over 50 high-quality and energy-efficient homes for affordable rent and shared ownership aligns with our social purpose, and will no doubt bring a boost to the local community.”

Mosaic Town Planning worked with Trevor Bridge Associates, UES, SCP, IGE Consulting, and Weetwood Associates to bring forward the application approved in March this year.

A grant from Homes England has contributed additional funding for the residential part of the scheme.
