Birchwood Park on site with SME warehouses

Park owners Patrizia and Oaktree Capital Management have started the speculative construction of three warehouse developments totalling 53,000 sq ft at the 123-acre site.

Barnfield Construction is the contractor.

Cavendish AvenueThe units designed by AEW Architects at 711-713 Cavendish Place are due for completion by December 2015.

The self-contained warehouses will include around 15% office content and are designed to support companies that need large industrial units to accommodate a range of uses, from labs to production space.

The development consists of Unit 711 at 13,911 sq ft, Unit 712 at 17,537 sq ft and Unit 713 at 21,570 sq ft.

The Patrizia and Oaktree joint venture bought Birchwood Park from MEPC in August last year, as part of a £430m portfolio which included the mixed-use Chineham Park in Basingstoke and Hillington Park in Glasgow.

Jonathan Walsh, managing director at Birchwood Park, said: “Cavendish Place will be addressing the strong demand we’ve received from SMEs for bespoke space in the North West and as the project moves forward we are seeing interest for a variety of uses including labs and production units. It is through real estate investment of this kind that we can continue to support Warrington as a thriving business destination driving recruitment and productivity over the coming years.”
