Work starts on 125,000 sq ft Warrington warehouse
St Modwen Logistics has begun construction of two units at Trident Business Park.
Caddick Construction – which operates its North West office out of Chepstow House elsewhere on the park – is main contractor on the project. The scheme was designed by UMC Architects.
Completion is targeted for late December this year.
Built in line with St. Modwen’s Swan Standard, a holistic set of development guidelines that place sustainability at the heart of construction, the scheme will boast a BREEAM ‘Excellent’ certification.
It aims to achieve an EPC ‘A’ rating, helping occupiers to reduce their operational energy usage and costs. The units stand at 80,000 sq ft and 45,000 sq ft respectively, with the larger unit equipped with rooftop solar PV.
The units will also be fitted with intelligent LED lighting across the Grade A office space and have smart metering in place to allow usage to be monitored.
To further support occupiers’ sustainability efforts, 20% of total car parking will possess EV charging units.
The industrial units will play a critical role in addressing warehousing supply in the North West, according to St Modwen.
Trident Business Park is located in Birchwood, a prime logistics area of Warrington. The site is situated southeast of the M6 and M62 motorway intersection, providing access to Manchester and Liverpool in under 40 minutes.

Planning Prospects is the planning consultant for the scheme. Landscape architect RPS, environmental consultant SK Environmental Solutions, and arboriculture consultant Cheshire Woodlands are also on the project team.
