Zentra replots future for Manchester resi

Having taken ownership of Urban Splash’s approved scheme for 40 flats and commercial units off Old Mill Street and Lampwick Lane, the developer has reimagined the project as a fully affordable housing development to be managed by L&Q.

Zentra has submitted plans to Manchester City Council for its reworked vision of the site, changing up the previous façade for a more traditional brick one and nixing the ground floor commercial units.

Still totalling six storeys, the building would comprise 26,400 sq ft and break down into 19 apartments with one bedroom, 20 with two, one with three, and one with four. There is no parking provided in the project, although there would be space to securely store 42 bicycles.

The project has an estimated construction cost of £10.2m, according to a viability statement from Roger Hannah. It would see the transformation of a site that has largely been vacant for 60 years, with the exception of a period of time that it was a car park.

The application going before the council is for a fully open market project that has an estimated gross development value of £11.1m. However, L&Q is in talks with Zentra to acquire the scheme upon its completion, turning it into social rent apartments. L&Q has, accordingly, contributed to the planning application, which was submitted by Enabl.

Manchester City Council granted planning permission to the Urban Splash version fo the scheme last year.

In addition to Enabl and Roger Hannnah, the project team includes Buttress Architects, E3P, Redmore Environmental, Renaissance, Crookes Walker Consulting, SLR Consulting, CW Studio, McCauls, GTech Surveys, Design for Security, Proximity, Groundtech, Hann Tucker Associates, and Mode Transport.
