Trafford seeks buyer for 660,000 sq ft Martland Park shed

Arrow XL’s distribution unit off Martland Mill Lane north-west of Wigan town centre is up for sale with a £13m price tag.

Trafford Council, which acquired the unit and its 17.6-acre site for £13.1m in 2018, has appointed CBRE to find a buyer for the 660,000 sq ft shed.

Let to delivery firm Arrow XL until 2033 and generating £1m rent a year, The Fort provides income and “strong redevelopment potential” according to marketing materials.

A feasibility study shows the site could be redeveloped into a modern employment unit in excess of 300,000 sq ft.

A sale of the asset at asking price would reflect a net initial yield of 7.48%.

Arrow XL has been part of Jacky Perrenot Group since last year.
