Cheshire East tips Wilmslow housing for consent citing homes supply
The council has recommended that councillors approve plans from Taylor Wimpey and Jones Homes for 168 properties on safeguarded land despite the project conflicting with local planning policies.
The 22.2-acre site off Dean Row Road in Wilmslow is designated as safeguarded land in Cheshire East’s local plan, affording it certain protections within the plan period up to 2030.
However, Cheshire East Council’s planning department has urged committee members to approve the plans, due in part to the fact the local authority cannot currently demonstrate the statutory five-year housing land supply position.
According to a report published in April, Cheshire East currently has land identified for the delivery of 8,780 homes, which equates to 3.3 years supply.
The lack of a demonstrable five-year housing land supply “tips the planning balance in favour of a grant of consent”, according to a planning report, meaning that the Planning Inspectorate is more likely to overturn a refusal.
Jones Homes and Taylor Wimpey’s scheme features a mix of one-, to five-bed homes, 30% of which would be affordable. Subject to planning approval, the developers would pay between £900,000 and £1.3m towards local education infrastructure.
