Wrexham set to approve 547 homes

The county council’s newly adopted local plan will no doubt feature heavily in discussions at Monday’s planning committee meeting, which features two major housing projects on its agenda.

Both applications focus on greenfield land that has been allocated for housing in The Wrexham Local Development Plan 2013-2028. Both have also been recommended for approval by Wrexham County Council’s planning officers.

The first application comes from Russell Homes and zeroes in on 53 acres on either side of Stansty Chain Road in Stansty. The housebuilder’s outline application requests permission to build up to 455 homes on the plot.

SG Estates is leading on the second application, which is for 92 homes on 12 acres off Llay New Road in Rhosrobin. This application had gone before the committee in November, but had been deferred until the outcome of the court case regarding the county council’s failure to adopt the local plan at that point in time.

Russell Homes’ outline application is actually for more homes than allocated for the agricultural fields in Stansty. In the local plan, the plot is listed as suitable for 375 homes – but county council planning officers note in their review that that figure is not a maximum.

Of the 455 homes proposed, 113 would be affordable – a number that is 20 higher than if the scheme had been limited to just 375 residences, according to the officers.

Designs by White Young Green, now part of Tetra Tech,  call for access points off Mold Road and Stansty Chain Road.

In terms of sustainability, Russell Homes has said it will design the homes to use minimal energy and to be built with carbon reduction in mind. Air source heat pumps and solar panels are also on the list of things to be considered – exact details will be revealed in a later application.

In addition to White Young Green, the project team includes J10 Planning, E3P, Randall Thorp, and Focus Transport Planning. TDS, Turley, LP Archaeology, Mulberry TMC, RSK, and TEP are also members.

A mixture of apartments and houses are proposed by SG Estates for the 12-acre plot off Llay New Road in Rhosrobin. The scheme, designed by Saer Architects, features 92 homes. Of those 92, 23 would be designated affordable.

SG Estates’ application also includes the installation of a roundabout at Llay New Road and Rhosrobin Road, play areas, and open space geared towards increasing biodiversity.

The project team includes Nigel Thorns Planning consultancy, Ecological Design Consultant, Redmore Environmental, REFA Consulting Engineers, and Tree Solutions.

Does the area require this number of houses. There is no mention of services, schools, doctors surgeries, how will local hospitals cope. No shops, no pub, nothing that makes it a community just cram as many houses as possible into the area. Has any consideration been given to parking to prevent owners from parking on roads and pavements. Present supplementary planning guidance is not robust enough.

There is insufficient infrastructure in the immediate area – no additional medical, educational or retail facilities are included in the plan and the current facilities are already inadequate.. The additional traffic will cause considerable pollution and disruption on what is already a busy route into the city centre. There is, approx half a mile away, another housing Development nearing completion which will add to the difficulties mentioned above. Is there really need for more housing to be built in the area?

All the nimbys complaining that houses aren’t needed….then why would developers put money on the table to build them. Maybe they’ll stand empty and the extra schools and GPs the critics call for won’t be so stretched.

As if Wrexham doesn’t need development and to retain and attract aspiration homeowners to add value to the town and council tax income to the town hall.
