Vita set to reveal St John’s co-living tower

Vita Group is holding a public consultation next week on its overhauled plans for the former Nickel and Dime site within Manchester’s St John’s.

Developer Allied London previously gained planning permission for two 36-storey towers on the plot near to Manchester Goods Yard, made up of 610 apartments aimed at the PRS market.

However the plans were not brought forward as Allied London stepped away from delivering some of the residential development proposed as part of its St John’s masterplan. The Nickel site was sold to Vita in May this year, with a revised masterplan for the other plots along the River Irwell set to be worked up by a joint venture between the two companies. Nearby, Allied London reworked proposals for the St John’s Place tower to replace proposed flats with offices designed by SimpsonHaugh, and sold its 1,400-home Trinity Islands site to Renaker.

A planning application from Vita is due later this autumn. The scheme is expected to be lower than the 36-storeys previously proposed, and targetted at co-living occupiers. Denton Corker Marshalll designed Nickel & Dime and is understood to be advising Vita.

According to a statement promoting the public consultation, Vita said: “The proposals will bring new high-quality, innovative, sustainable and accessible accommodation to the St John’s area. It will apply the customer-focused and community-led approach that underpins the success of Vita’s other residential brands.

“The proposals are designed to match Manchester City Council’s objectives for St John’s and Enterprise City and can make a significant contribution to the success of this key regeneration project by bringing a mix of new complementary uses into the area including vibrant new facilities for use by the wider community.”

The consultation will take place on Thursday 17 October from 3pm – 7pm at the Bonded Warehouse, 18 Lower Byron Street, St John’s, Manchester M3 4AP.

The co-living race is on!!!! Really interested to see what the offer the is from Vita and how it fits in with their other great products, Vita Student and Affinity Living. With IQ, Downing and Progressive Living all bringing forward interesting schemes as well; Manchester and Salford are at the forefront again.

Aye – the build to rent bloodbath has already commenced. The merry go round has of tenants moving out of 2 year old prs schemes into brand new ones with better facilities yet at the same rents is just beginning. With 5000 units coming online over the next 4 months the only way rents are heading is down down down….
