Vistry lands £29m Southport contract

All 130 to-be-built homes will be designated affordable as part of Riverside Group, Sefton Council, and Homes England’s project off Sandbrook Road in Ainsdale.

Vistry Merseyside & Cheshire West has secured the £29m contract to build The Meadows, a project that comprises 90 extra-care apartments, a two-storey assessment centre for the neurodiverse, two bungalows, 32 houses, and six maisonettes.

Of the 130 homes, 110 will be set aside for affordable rent while the remaining 20 will be available as shared ownership properties.

Vistry will start on site later this year on The Meadows, with a goal of completing the scheme in early 2026.

“We’re really pleased to be working with Riverside to bring forward a significant number of new affordable homes in Southport, alongside vital care facilities for the community,” said Gemma Hardy, managing director of Vistry Merseyside & Cheshire West.

Hardy continued: “This new development is another great example of the strengths of our business model – where we can operate as both a developer and a contractor – and we’re looking forward to work getting underway early this year.”

Planning permission for the Paddock Johnson-designed project was secured in September 2022. The project represents a £33m investment from Riverside, according to Riverside director of development and growth Nick Jones.

Jones said: “We pride ourselves in being one of the country’s largest providers of housing and care services, and this scheme, delivered in partnership with Sefton Council and Homes England, will enable us to provide an inclusive community that not only supports local people to step onto the property ladder through a choice of quality homes but offers individuals options to continue living independently.”

The Meadows is just one aspect of Riverside’s £80.7m strategic partnership with Homes England, a deal that also includes a 35-home project in Gateshead and the 170-home Shropshire Gardens near Ellesmere Port.
