Tritax refines phase two of 1m sq ft Knowsley industrial 

Having lodged plans for two sheds totalling 365,540 sq ft sq ft last year, the developer is now requesting consent for a single 272,000 sq ft building. 

The industrial building forms the second phase of Tritax Symmetry’s 1m sq ft redevelopment of Cronton Colliery near Huyton, located east of Junction 6 of the M62. 

Matt Claxton, planning director at Tritax Symmetry, said: “The reserved matters application further demonstrates Tritax’s commitment to Knowsley, delivering much-needed warehouse facilities within a key strategic employment site, further supporting the wider Halesnead Garden Village proposals.

“Subject to a positive outcome in autumn 2023, the building works will commence with expected completion of the unit ready for occupation in autumn 2024.”

An earlier planning application for the second phase of Symmetry Park Merseyside was submitted in April 2022 and sought consent for 350,000 sq ft across two units of 230,000 sq ft and 120,000 sq ft.  

The most recent application supersedes those plans “in response to market requirements,” Claxton confirmed.

Designed by UMC Architects, phase two of the 120-acre industrial scheme would provide 254,000 sq ft of warehouse space and 14,000 sq ft of ancillary offices.

Elsewhere at Symmetry Park Merseyside, GMI Construction is close to completing phase one, a 161,000 sq ft distribution facility for courier Yodel, earlier this year. 

The delivery company has signed a 15-year lease on the first speculative unit at Tritax’s scheme. 

In total, the Huyton development, which is part of the wider Halsnead Garden Village, will see 1m sq ft of industrial space developed.

The project team includes UMC Architects, and Gerald Eve as the planning consultant, alongside consultancies The Environmental Partnership, Tyler Grange, and Tier Consulting.  

The outline element of the application also includes the creation of a country park. The full details of the country park are being considered under a separate planning application submitted by the Land Restoration Trust.  

The park would include eight acres of wetland habitat, 11 acres of woodland and 5km of paths derived from the coal seams below the site.

@Anonymous, there is work underway on Cronton Road to facilitate enhanced access to the colliery – I was caught in the temporary traffic lights yesterday. There were lots of lads hard at it, so one must assume wider works will follow.

This is more positive news for the former colliery site, being so close to the motorways and airport, isn’t it time the Knowsley Expressway was included as part of the motorway network.
Didn’t know too Cronton Colliery was in Huyton, never heard that before.
