Trafford Waters dementia care home given consent
Specialist healthcare provider Montpelier Estates has won approval for the 85-bedroom facility, located within Peel L&P’s £1bn masterplan.
Montpellier’s Trafford Waters scheme will offer tailored dementia care and elderly living with a range of on-site facilities including a bistro café, hair salon, cinema, and rooftop garden.
IDPartnership is the architect and NJL is the planning consultant.
The project is part of the first wave of 350 homes to come forward at Peel’s mixed-use development.
Also planned is an 83-home development being brought forward by Trafford Housing Trust.
Overall, the Trafford Waters masterplan proposes the creation of 3,000 homes, 930,000 sq ft of commercial space, and a 20-acre of public park on 55 acres between the Trafford Centre and Manchester Ship Canal in Dumplington.
“Trafford Waters is all about creating a community for everyone,” said James Whittaker, executive director of development at Peel L&P.
“We’ve carefully and considerately worked with our partners to create a fully inclusive offering that will include a fantastic mix of homes from affordable and build-to-rent, to open market homes and elderly living alongside specialist care homes. There will be something for everyone and Trafford Waters will be an exemplar in creating a sustainable mixed tenure community.”
Is this really the best place for a care facility and housing in general? Located in one of the largest commercial/industrial areas in Europe, cut off from the wider community by busy highway network and in an area of poor air quality. It seems Trafford Council will grant permission for housing anywhere other than where people want to live or where there might be objections from locals.

Great location if you want a lawn mower, plaster board or a ski lesson. Not so good if you need a pint of milk.
