Stockport approves 283 homes, new college building

While Bloor Homes, Great Places Housing Group, Clowes Developments, and Trafford College Group all walked away from the Thursday planning meeting with clear ‘go’ signals, Hollins Strategic Land will have to wait to get a result on its application for 278 homes in Cheadle.

Stockport Council’s planning committee met on Thursday evening to debate a series of applications, which were largely met with positive results.

Cheadle College

Trafford College Group’s £27m proposals to demolish most of its buildings and erect a 68,000 sq ft replacement teaching facility was met with approval by councillors, pending a Section 106 agreement and a satisfactory report regarding biodiversity net gain.

Situated off Cheadle Land, the hybrid application included full permission for the building of two teaching wings, one three storeys tall and the other two storeys.

The proposal also includes 162 car parking spaces, of which 122 would be for the college and 40 for the nearby Laurus School). Of those 162 spaces, 11 will be for those with disabilities and 16 will have electric vehicle charging capability. There will also be 96 spaces for cycles to be stored.

Outline consent was also granted for 32 homes, which would be brought forward by a housebuilder at a later date. Of those 32 homes, around 30% would be affordable, according to planning documents by WSP.

Arcadis designed the scheme. The project team for the project includes Clancy Consulting, CBO Transport, Abacus, WML Consulting, Aran Acoustics, and Tenos.

Land at Wilmslow Road

Bloor Homes is all set to progress its plans for 124 homes off Wilmslow Road. This would be the final phase of its 325-home scheme in that area.

Of the 124 homes approved, 40 would be designated as affordable, according to a planning statement by NJL Consulting. Lee Roxburgh Consulting Engineers also assisted in the scheme.

Land off Stanley Road

Great Places Housing Group and Clowes Developments got the green light for their 159 affordable home neighbourhood off Stanley Road in Heald Green.

The homes break down to 82 shared ownership homes, 30 social rent ones, and 47 affordable rent dwellings.

Clowes’ development director Marc Freeman noted that the project will support 465 jobs during the construction period and represents a £30m investment into the area’s economy.

Freeman said: “We purchased the site in 2020 and have been drawing up our plans to deliver a scheme that provides sustainable and affordable housing in Heald Green… We look forward to being part of the community.”

Nick Gornall, director of development at Great Places, said: “We’re delighted our scheme has received the green light from the planning and highways
regulation committee. We’ve worked closely with officers to present our plans, which now offer 100% affordable homes to meet the needs of the local community.”

Cartwright & Gross designed the scheme, with Savills acting as planning consultant. IBI, DeltaSimons, SLR, and CHBS are also on the project team.

Echoing the Cheadle Area Committee’s request for more information, the Stockport Council planning committee voted to defer a decision on the outline application for 278 homes by Heald Green Community Theatre.

The application from Hollins Strategic Land zeroed in on 44 acres off Styal Road, with Broadway Malyan leading the design of the proposed neighbourhood. Of the 278 homes pitched, 140 would be designated affordable.

Nexus Planning is the planning consultant for the project. Tetra Tech, Kathryn Sather & Associates, Tyler Grange, Professional Consult, Redmore Environmental, Lexington, Geomatic Surveys, Ironside Farrar, Eddisons, and Brownfield Solutions are also on the project team.

Building on green space, yet again. Heald Green already has problems with school places, Drs and little green spaces to walk.

Definitely moving out of the area. The local roads are already gridlocked especially Wilmslow Rd .people living like packed Sardines no thank you

We can’t keep approving more homes when the doctors, dentists, school spaces aren’t available now, plus there are plenty of brown fill sites to use without taking more green spaces

Stockport has a four-year land housing supply, deliberately abandoned preparation of its local plan at the same time all nine other GM authorities went ahead, and have no plan to get any kind of development plan in place. They are just twiddling their thumbs waiting for something to turn up. Anyone who wants to avoid Green Belt development (and that includes me) should direct their fire at the ruling group and the officers.
Wirral BC shows how it could be done – they have just finished the exam of an ambitious draft local plan that has regeneration at its heart, with no GB development. Perhaps Stockport MBC should drive a minibus of officers and member to Wirral to see how it is done.

Well once this gets the go-ahead, Heald Green residents won’t have to worry about any future developments on green spaces because there won’t be any green spaces left to build on!
