St Modwen gets Stonebridge consent
St Modwen Properties and Kuwaiti joint venture partner Salhia Real Estate have received planning consent for 57,000 sq ft of speculative light industrial space at Stonebridge Park on the East Lancs Road in Gillmoss, North Liverpool.
The JV vehicle Key Property Investments will start on site in the spring with four units on the former GEC and Sugarbrook sites, part of a European-funded special investment area overseen by Liverpool Land Development Company.
The units will have a very good BREEAM rating and each unit will benefit from 10% renewable energy.
The overall 71-acre business park will eventually house up to 360,000 sq ft of serviced development plots.
LLDC is working with Chester Zoo to create a managed parkland setting for the scheme, including extensive tree planting and water features based around the River Alt and its Sugarbrook tributary which run through the site. Reed beds will improve water quality and provide a range of wetland habitats, protecting existing species and encouraging new wildlife to come to the area.
The zoo released water voles, one of Britain's most endangered species, at the site and these will be joined by red squirrels and reed warblers.
