St Helens rejects 99 homes, approves 294

Last week, Wain Homes suffered a defeat at the local authority’s planning committee meeting, while Bloor Homes had its reserved matters application for homes off Sherdley Road approved under delegated powers.

Wain Homes

St Helens unanimously rejected the application from Wain Homes for 99 homes in Newton-le-Willows at its planning committee meeting on Tuesday. The decision was in line with officer recommendation, which criticised the scheme for its treatment of safeguarded land and for lack of an air quality assessment and ecology report.

If it had been approved, Wain Homes would have built the homes on around 12 acres of land, which included former Green Belt. Of the 99 homes, 30% would be designated affordable.

The project team included Emery Planning, SCP, TBA, DGL Associates, and Barnes Walker. The application’s reference number with St Helens Council is P/2022/0575/FUL.

Bloor Homes

On Thursday, St Helens’ planning officers issued a decision notice approving the reserved matters application from Bloor Homes for 288 market homes and six affordable ones.

The project is set on Suttons’ former Linkway Distribution Park site and a nearby plot, adding up to a total of 30 acres off Sherdley Road. Outline approval for up to 352 homes on the site had been granted in 2018.

Bloor plans to build a playground on the site as well. There will also be a minimum of two parking spaces within the curtilage of each house.

JLL is the planning consultant for the project. Spectrum Acoustic Consultants is the noise consultant. Hydrock is the remediation strategy consultant. WaterCo Consultants handle flood risk and drainage strategy for the scheme.
