Probation Service lines up Redfern Building

The whole of the 24,569 sq ft office block in Manchester’s Noma district is to be let to the National Probation Service under a forthcoming deal.

Main contractor Russells Construction completed the refurbishment of the 1930s-built Dutch Modernist-style building for owner Federated Hermes in April. The building on Dantzic Street also offers 7,626 sq ft of retail and leisure space.

Place North West understands that a deal has been agreed at £25 per sq ft for 10 years by the Probation Service, which sits within the Ministry of Justice and wanted to take a building where it would be the sole office occupier.

One Manchester agent said the requirement has been known in the market for some time, with several options being considered, but that Federated Hermes, which is building the Noma mixed-use scheme, had won the day after working with the service elsewhere in the country. It is understood the leasing deal has yet to complete.

Cushman & Wakefield represented the Probation Service as letting agent. It is part of a panel of consultancies for the Whitehall department. Colliers and JLL are the agents for the Redfern Building. All parties have been approached for comment.

Noma is a 20-acre mixed-use neighbourhood north of Manchester city centre that is being delivered by Federated Hermes, an entity of asset manager Hermes Investment Management.

The scheme has mushroomed from its origins as a development with the Co-operative Group, with proposals aired in the summer to extend Noma’s office offer to 1.6m sq ft as part of an updated development framework.
