Primesite progresses with £40m Knowledge Quarter resi block

Primesite Developments has finalised its purchase of a site within the Northern boundary of Liverpool’s Knowledge Quarter, and intends to implement planning consent for a £40m residential scheme, called The Rise.

The plot on the corner of Low Hill Street and West Derby Street is derelict, and has permission for 246 private residential flats, alongside 146 student rooms, in a mixture of cluster accommodation and studios.

Primesite subsidiary Deutsche Pad, now called Hill Top Rise, gained planning permission in September 2016 for the project, designed by Brock Carmichael. Create is the contractor.

Primesite was under contract to buy the land from The Lofts, dependent on planning consent. Following negotiations with Liverpool City Council, the purchase of the plot has now been secured.

The finished U-shaped building will deliver homes on the upper floors, while the ground floor will include co-working space, management offices and a laundrette.

By creating a new residential building on a previously derelict, eyesore site, we hope to improve housing options for both workers and students.

“The Rise is designed to fit in with its unusual mixture of surroundings – a main junction, housing, an industrial estate, and gardens – to become a landmark that is part of the fabric of Liverpool.”

Primesite is a Liverpool-based property developer that specialises in the residential, care, and student sectors.
