Plans move forward to convert listed building to resi
Developer Plymouth Grove Residential is planning to convert a grade two-listed building in Rusholme into residential flats.
The developer initially submitted a planning application to convert the Victorian building into 127 student flats, alongside a new-build element.
However, it is understood the developer withdrew the planning application before it was registered with Manchester City Council, and is now reconsidering the proposals, with options including switching the student apartments for private residential.
Designed by architect Fletcher-Rae, the originally-proposed development at High Elms would have included the conversion of a Victorian building on Upper Park Road into student accommodation. The building is currently being used as offices.
An adjacent building was to be demolished to make way for a three and four-storey new-build element, which would provide a total of 127 student beds, including 115 studios, six one-bed apartments, and six wheelchair-accessible flats, as well as three communal lounges.
The professional team includes Walsingham Planning as planning consultant.
Andrew Rae, co-founder of Fletcher-Rae, said: “The advancements to Manchester universities campuses in recent years are attracting more students, particularly in the medical fields, and the proposed High Elms development response to the increasing demand for accommodation in an area that already has a well-established student demographic.”
This is a conservation area but I can’t locate this plot. Hopefully it’s not one of the remaining decent buildings that’s being demolished for the new-build element.
