Plans lodged for 53 houses in Preesall
The Breck Homes proposal is earmarked for land at Rosemount Avenue.
A mix of houses is slated, across almost 3,500sq ft, featuring 15 two-bed three-person bungalows, 17 two-bed four-person homes, 11 three-bed five-person properties and 10 four-bed six-person houses.
According to the planning statement, funding is in place from Homes England to secure a start on site in summer 2024, to enable completion by the end of March 2026 to satisfy the terms of grant.
The plans also say the tenure split would provide 33 dwellings available for affordable rent and 20 dwellings for rent-to-buy, although this is subject to change. A final split will be agreed upon through discussions between the applicant, Jigsaw Homes Group and Wyre Council.
The main access to the site for both pedestrians and vehicles will be a continuation of Rosemount Avenue which curves round to form a spine road running through the centre of the development. Most of the homes are distributed in a linear layout along this central spine road.
All two and three-bed dwellings will have two off-street parking spaces and all four-bed properties will have three spaces, in line with Wyre’s Parking Standards.
Mosaic is the project’s planning consultant, with Eddisons handling the transport plan. Ascerta is taking on the ecological and arboricultural assessments.
LDE has carried out the flood risk assessment and the geo-environmental investigation report has been produced by IGE.
The application site is more than three acres of previously agricultural land but which has been out of use for more than 15 years. There are also areas of public open space earmarked throughout the scheme and a wildlife corridor skirting the western edge of the site.

I have noticed on your post you often mention’set in the picturesque village of Preesall’ If this new build goes ahead you will subsequently destroy our lovely village and turn it into yet another urban sprawl. Therefore I wish to formally lodge my request for you not to go ahead with this development. I will look forward to your response to my concerns.
