PLANNING | More than 600 homes on Salford agenda
Salford’s planning committee will today make a decision on more than 600 homes across the borough, with proposals including apartments by Forshaw Land & Property and nearly 250 homes in Eccles.
The largest of the proposals is by Countryside Properties for 244 houses on the Newhaven Business Centre off Barton Lane in Eccles.
Other plans on the agenda include a mixed eight-and-nine storey building housing 86 apartments, proposed by Forshaw Land & Property, and a 241-home development on the Campbell Road playing fields in Swinton, which has returned to the committee after being deferred earlier this year.
RECOMMENDED FOR APPROVAL
Worrall Street, Block 2
Developer: Forshaw Land & Property
Architect: DLA Design
Planner: Lichfields
Apartments: 86
Forshaw’s proposals form part of a wider scheme on Worrall Street, which secured planning approval in November 2017. However, following issues over site assembly and the site’s Section 106 agreement, Forshaw has decided to bring forward the development’s riverside block of 86 apartments separately, which has been recommended for approval at today’s committee.
Campbell Road playing fields, Swinton
Developer: Bellway Homes
Architect: MCK Associates
Homes: 241
Bellway’s application is again recommended for approval subject to a Section 106 agreement, having been deferred at a previous planning committee in March this year, pending a site visit. The housebuilder’s plans for the site, next to Swinton Golf Club, include a mix of 126 three-bed homes, 111 four-beds, and four-two beds over 17 acres.
Newhaven Business Park, Eccles
Developer: Countryside Properties
Homes: 244
Countryside’s proposals for the site have been in gestation since 2014, when plans for 212 houses were submitted to Salford City Council. It has seen a series of changes since then, with the number of homes first increased to 258 then reduced to 244 in this latest iteration. These include a mix of detached, semi-detached and terraced properties with 148 three-beds, 48 four-beds, 24 one-bed apartments, and 24 two-bed apartments. The plans also include 62,000 sq ft of open space provision at the site’s southern end. These latest proposals have also been recommended for approval subject to a Section 106 agreement.
Former Griffin Hotel, Salford
Developer: Great Chetham Developments
Apartments: 57
Architect: Project3
The plans by developer Great Chetham are for the site of the former Griffin Hotel alongside the River Irwell, which was demolished in 2006. Project3’s proposals are for an L-shaped block of five storeys, including 47 two-bed and 10 one-bed apartments, as well as 48 car parking spaces. The proposals are recommended for approval subject to a Section 106 agreement, which includes £28,300 towards open space, public realm, and education provision.
