PLANNING | Middlewich scheme set for refusal in mixed Cheshire East bag

A residential-led development within the Brooks Lane industrial area in Middlewich has been recommended for refusal ahead of Cheshire East Council’s strategic planning board meeting on Wednesday 28 June.

A Seddon Homes residential scheme in Congleton, a 164,000 sq ft industrial scheme by Beeson and a pitch and putt golf course in Ollerton have all been recommended for approval.

RECOMMENDED FOR APPROVAL

UNIVERSITY WAYLand off University Way, Crewe

A proposal by Beeson to erect five industrial units totalling 164,000 sq ft. The land was previously allocated for offices, but marketing has been unsuccessful. With Manchester Metropolitan University’s Crewe campus set to close in 2019, the developer is seekig to add flexibility to the consent.

Back Lane, Congleton

Seddon Homes has applied for full consent for an 83-home Seddon scheme on land off Back Lane, Congleton, between existing housing and a playing fields area. The site sits within a wider area now designated for 750 dwellings as part of the July 2016-amended version of Cheshire East’s Local Plan.

Land north of Chelford Road, Ollerton

A nine-hole pitch and putt golf course adjacent to a driving range which is currently under construction. The site is currently used for turf production and is recommended for approval on the basis of providing a much-needed sporting facility for the community.

RECOMMENDED FOR REFUSAL

Intertechnic UK site, Road Beta, Middlewich

Outline application for a mixed-use scheme on a seven-acre site, to include residential, retail, cafes, access to a proposed marina on the Trent & Mersey Canal and ancillary access work. A former chemical site, the area is still home to Centec, a business that would need to be relocated.

Persimmon Homes is among those objecting to the scheme. The wider Brooks Lane area is key both for employment and for housing allocation. With other property companies advancing plans, officers report that the “application is premature in advance of production of a masterplan”.
