One St Peter’s closes in on full house
The remaining 45,000 sq ft at One St Peter’s Square in Manchester is under offer to Irwin Mitchell and CBRE, Place North West understands.
Law firm Irwin Mitchell is to take the 22,600 sq ft fourth floor, and could potentially also sign for the 10,700 sq ft left to let on the fifth. The remaining space, 11,300 sq ft on the tenth floor, is expected to be occupied by CBRE.
Irwin Mitchell moved to Bauhaus off Quay Street in 2007 and later expanded its operations to occupy around 30,000 sq ft in total. The firm has had a requirement in the market for some time, at one stage strongly linked with Allied London’s No1 Spinningfields.
CBRE has been at Belvedere in Booth Street since agreeing a deal for 8,000 sq ft in summer 2010. The consultancy is instructed as agent on One St Peter’s soon-to-be neighbour Landmark, which led to speculation that a deal to CBRE might be the office’s first pre-let.
One St Peter’s Square was bought by Deka Immobilien last year for £164m. The 288,000 sq ft building was developed by Argent and Greater Manchester Property Venture Fund and designed by Glenn Howells Architects.
Completed in September 2014, KPMG having taken a major prelet, it has since attracted further professional services occupiers DLA Piper, Addleshaw Goddard and Mazars.
After a relatively lean period following the building’s sale, September saw co-working operator WeWork sign for 40,000 sq ft, leaving just one full floor and two part-floors free.
