Occupier talks advance as MA6NITUDE moves on
DB Symmetry and Pochin’s, the developers of the Cheshire industrial park, are confident of securing deals for the next two buildings at MA6NITUDE, which are recommended for approval at Cheshire East’s strategic planning board meeting next week.
The plot previously had approval for a 155,000 sq ft facility, but the confirmation of government funding last year for Middlewich’s £58m bypass contributed to the JV going back to the drawing board, the result being that the plot will now house a 149,000 sq ft facility and one of 49,000 sq ft.
Andrew Dickman, director of DB Symmetry, said: “The two units are servicing different markets, both in segements where we think there’s a good level of requirements and a lack of supply.
“The larger unit is for regional distribution or manufacturing and we’re having relatively well developed conversations for that space – it’s our usual style of development: the right size of unit, rather than the largest one we can possibly build.
“The smaller unit is more localised demand, and again we’re speaking with people, although with this size of product things tend to escalate once buildings are actually coming out of the ground.”
Legat Owen, Savills and B8RE are retained as agents. How Planning has advised on the scheme, which is designed by AEW.
Two miles from junction 18 of the M6, MA6NITUDE has provisional approval for units as large as 600,000 sq ft and already boasts a tenant roster including B&M Retail, British Salt, Wincanton and Scottish Power Energy Networks.
The report from Cheshire East’s planning officers concluded that the proposal “would bring economic benefits through the delivery of new jobs within an established industrial park where the local plan allocates such uses” and that it should be approved, subject to a Section 106 contribution to mitigate against a loss of biodiversity.
