Developer Urbanize looks likely to be given the go-ahead to build a 164-apartment block in Stockport town centre, after cutting the proposals from 22 storeys to 13.
The developer’s plans for the site, formerly home to Greenhale House, include 78 one-beds, 84 two-beds, and two three-bed apartments in a 13-storey block along with a commercial unit at ground floor; this is likely to be occupied by a coffee shop. Nine of the apartments are to be affordable, in line with Stockport’s planning policy.
Designed by Day Architectural, the proposals will use an off-white cladding to the lower levels and a contrasting metal cladding on the upper floors. There will also be a 4,300 sq ft podium which will be landscaped and set aside for residents’ use, along with undercroft parking.
The developer had previously proposed a 22-storey tower on the site but downsized this significantly following criticism on the building’s scale from Stockport Council’s planning officers.
The latest iteration is recommended for approval when Stockport’s planning committee meets next week, subject to a Section 106 agreement.
The planners’ report said: “The proposal will offer scope for attracting inward investment and job creation into this part of Stockport, as well as introducing an enhanced retail offer in a town centre location, the provision of affordable housing and the provision of a significant number of residential units during a period of under-supply”.
Along with Day Architectural the professional team also includes planner Euan Kellie Property Solutions. Developer Urbanize Homes is based in Altrincham, and is headed up by developer Salar Arya.
These are the latest proposals for the site; a number of significant proposals have been brought forward for the site, including a 23-storey mixed-use project of 155 apartments in 2008. More recently, Urbanize also lodged an outline application for a 155-apartments scheme over 20 storeys on the site, designed by Bowker Sadler Architecture.
