Salboy gets ball rolling on Castle Irwell

The developer is looking to progress the 500-home residential scheme granted outline consent in 2018, with the submission of the project’s first full planning application.

Salboy bought the site of the former Castle Irwell student village for around £15m last November.

The latest planning application concerns the 3,800 sq ft turnstile building on Cromwell Road which, if approved, would see the building converted into offices and marketing suites for Salboy and lead contractor Domis, with a view to converting it into retail units post development. 

The Calderpeel-designed project would provide an 800 sq ft extension to the rear of the building, as well as a 54-space car park. 

Castle Irwell Turnstile

Built in 1900 as the entrance to the former Manchester Racecourse, which occupied what is now Kersal Wetlands before closing in 1963, the building was most recently used as a shop and laundry facility for students of Castle Irwell. 

The student village closed in June 2015 and since then has stood vacant and fallen into a state of disrepair. 

The project forms a small part of Salboy’s wider residential development, which includes 25,000 sq ft of commercial space at the 36-acre site. 

Euan Kellie Property Solutions is the planner and Layer is the landscape architect. Law firm Kuits advised the University of Salford on the deal, while BLM advised Salboy.
