Rival resi schemes for Clitheroe

NJL Consulting has produced a residential development plan for an urban extension in South Clitheroe on behalf of Strategic Land Group.

The proposals seek to deliver a sustainable extension to the south of Clitheroe as an alternative to the Standen Strategic Site, which is due to go to planning committee on Thursday. Standen Estate's plan for 1,000 homes is recommended for approval by officers at Ribble Valley Council.

Rival Strategic Land Group said its proposal would deliver 700 homes along with a new link road from Whalley Road to Henthorn Road to help ease congestion in Clitheroe. The design for the scheme was prepared by architect TPM Landscapes.

A spokesman at NJL Consulting said: "Strategic Land Group have worked extensively in Ribble Valley in recent years and are well aware of the importance of providing new homes but in a manner that ensures that the impacts on existing residents are kept to a minimum. The proposed new link road is therefore considered to be critical in ensuring that the proposals deliver a more appropriate form of development than the Standen Strategic Site."

Although Strategic Land Group are keen to work with the community to determine the exact balance of uses on the site, the scheme could potentially deliver the following uses in addition to the link road:

  • Around 700 new homes on 46 acres
  • Two acres for retirement living
  • Three acres of employment land
  • Retail and community uses
  • New primary school
  • 22 acres of public open space
