Plans in for Appleton Thorn warehouse

P4 Planning has submitted a full planning application for 50,500 sq ft of industrial warehouse accommodation at Appleton Thorn Industrial Estate in Warrington.

Plans have been submitted to Warrington Council for the site which proposes a mixed-use development of a speculative warehouse, office space, landscaping and associated works. The 194,000 sq ft site is currently the only empty plot at the Appleton Thorn Industrial Estate, and sits at the northern edge of Warrington South Distribution Park.

Associate at P4, Charlotte Fowler, said: “As a new speculative development, the plans have been carefully considered to maximise the site’s potential for a new occupier. Warrington’s Draft Local Plan promotes an ambitious level of growth for the town and we believe this new development will help towards these targets.”

AEW Architects provided the designs for the scheme, with DTPC providing transport advice and FCPR advising on ecology. Gardiner & Theobold is the project manager.

South warrington has 3 lots of water running through it

Again this is another speculative development, along the lines of build it and they will come. The infrastructure in the south of Warrington cannot cope with the current demands of traffic, particularly at peak times, and moving jobs away from existing population areas will further increase traffic levels due to commuting.
