The residential developer has submitted a full planning application to Salford City Council to demolish the three-storey Navigation House building on Furness Quay and replace it with a 500-apartment scheme.
A planning statement prepared by Paul Butler Associates on behalf of DeTrafford details the demolition of Navigation House, constructed between 1989 and 1992 and formerly occupied by RBS, and its replacement with 500 apartments in interconnected buildings ranging in height between eight and 21 storeys.
The scheme, designed by Ollier Smurthwaite Architects, will include 2,485 sq ft of ground floor commercial space, landscaping, parking and an internal courtyard.
The bulk of the apartments will be one or two bedroom flats, with 229 one-bedroom and 214 two-bedroom flats. The applicant is seeking a wide-ranging consent covering retail, financial and professional services, café/restaurant, drinking establishment, office or leisure for the ground floor space.
The 1.2-acre site lies adjacent to the Grade II-listed Dock Office, which is being converted into 67 apartments by Liveman Proerties. It is also immediately adjacent to the proposed site for a 27-storey 593-apartment Fortis scheme surprisingly rejected last week by Salford.
Ollier Smurtheaite’s design takes this scheme into mind, with a stepped roof tapering from the highest point, bordering the Fortis site, to the lower-level Dock Office.
DeTrafford is currently on-site with the Roof Gardens scheme in Manchester’s Castelfield, and has this month appointed contractor Pochin on two further schemes, Castelfield’s Sky Gardens and Cavendish Place in Bowdon.
