Mansion House Project Management’s amended proposals for a 49-apartment mixed-use scheme are set to be given the go-ahead when Salford City Council’s planning committee meets next week.
The original plans featured nine storeys and 56 apartments but have been reduced in the latest application, designed by IBI, which was also the architect for the original scheme.
The amended plans include 21-one bed, and 28-two bed apartments, along with a residential lobby, a 56-space bicycle storage centre.
The site sits on Plot E9, and is part of the larger Chapel Street masterplan area in Salford. ECF’s scheme at Plots E7 and E8 sits to its left at seven storeys, and the nearby 375-apartment Gore Street scheme with four block ranging between 11 and 20 storeys. The former is being delivered by Eric Wright, while Sir Robert McAlpine is one site at the latter.
Mansion House Project Management, headed by Richard Peel, is managing the development on behalf of Jerrold Manufacturing Pension Fund. Both businesses are associated with Manchester business grandee Henry Moser.
The proposals have been recommended for approval at next week’s planning committee; while officers said the “height of the proposed building exceeds that preferred by the plan,” they added “it is consistent with the emerging built form character of the immediate surrounding area”.
Emery Planning are planning consultants and Donald Insall Associates advised at the heritage architect. Hann Tucker, Arup, and DW Consulting Engineers make up the remaining professional team.
