Bury affordable housing scheme approved
An application for an entirely affordable three-storey 36 apartment scheme on Millett Road was approved at Bury Council’s planning committee.
The 0.6-acre site was previously granted planning permission for a mixed-use office and resi scheme in 2006, which was started but not completed due to a lack of interest.
A further planning application was submitted in 2017 for 12 homes, which was ultimately refused due to the fact that the developer was unable to contribute its Section 106 agreement for open space contributions. Since then the site has been used as a car park.
The council’s unanimous approval, following a recommendation from officers to be ‘minded to approve’ the project, was subject to a Section 106 agreement of £56,000 which will go towards open space provision.
Jigsaw Homes Group and Mangrove Estates are the joint developer on the scheme. The units are to be managed by New Charter Homes, a part of the Jigsaw Homes Group. Grays Architecture designed the scheme and Emery Planning advised.
We keep hearing the term ” affordable” – how much is affordable, what is the cost and how is it calculated. The cynic in me says it is affordable to those who can afford to but – not the ones who really need the homes.

Alan, the definition of affordable housing is provided by the local authority. No need for cynicism.
Take some time out to read up on how affordable housing before making sweeping statements (although you are not the first!). AH comprises of different tenures at different ratio’s – it isn’t simply a case of X % of open market value (although market discount does exist). But some can be shared ownership, affordable rent, etc etc.

Affordable rent = 80% of market rent. Social rent is les than that.
