Barbirolli revamp due for 2020 completion

A 5plus Architects-designed refurbishment of 100 Barbirolli Square is due to start on site this spring, expanding the available office space to bring 150,000 sq ft to market in 2020.

The proposals on behalf of building owner AEW Investors were approved by Manchester City Council this week under delegated powers.

100 Barbirolli is one of a pair of offices built in the 1990s across from Bridgewater Hall. Previously occupied by financial and professional service tenants, both offices gradually emptied as occupiers were wooed towards new developments in the city. AEW undertook a full refurbishment of 101 Barbirolli after PwC vacated for No1 Spinningfields and Addleshaw Goddard moved to St Peter’s Square. Also designed by 5plus, the refurbishment completed last year, with 50,000 sq ft of the 80,000 sq ft building let to Handelsbanken.

At 100 Barbirolli, the redesign will see a floor of car parking at ground level converted to offices, and the ninth-floor, currently a half floor, expanded to full size. This will add 10,000 sq ft of lettable space to the current 140,000 sq ft building.

The proposals include reconfiguring the existing entrance and reception area to include a tenant lounge with coffee bar, refurbishing the atrium and dropping the atrium floor down a level, to create a large cycle hub with changing rooms. There will also be two roof terraces.

Work is due to start on site in spring 2019, and is due for completion in 2020.
