MSV, MCC forge ahead with 212 affordable homes in Moss Side
The site of the former Reno nightclub will be redeveloped into a mix of houses and apartments by Mosscare St Vincents Housing Group and landowner Manchester City Council.
MSV has submitted an application to Manchester City Council for 212 affordable homes on the vacant two-acre site on the corner of Princess Street and Moss Lane East, opposite the Heineken factory.
The development would feature six elements; five apartment blocks with the tallest fronting the junction rising to 10 storeys, and a row of seven townhouses.
A mix of one- to five-bedroom homes would be developed, including some specifically for over-55s.
The aim of the project, which is being delivered in partnership with landowner Manchester City Council, is to address a “mismatch between housing needs and supply” in the area, according to a planning statement prepared by Nexus.
There is a need for more affordable housing options in Moss Side, particularly for young people and rightsizers.
The scheme is one of several MCC and MSV are progressing in Moss Side. In 2023, a consultation was held on plans for 300 homes in total across four sites totalling 3.4-acres. The former Reno site is the largest of these.
Speaking at the time, MSV chief executive Charlie Norman said the need for new homes in Moss Side was “urgent”.
“The population has grown by more than 20% in the last decade, but the number of homes, particularly those that local people can afford has not kept pace,” she said.
Following the submission of plans, Norman explained the rationale behind the housing mix.
“Feedback from the consultations shows that there is strong support for the development, and revisions to the design have been made from what people fed back,” she sadi.
“It also highlighted an urgent need for more smaller homes so people can right-size and free up larger homes for those with a growing family currently on the Housing Register. This, along with the new supply of larger 3, 4 and 5 bedroom homes will help relieve the overcrowding that some families currently endure.”
MCAU is the architect on the scheme and Nexus is advising on planning. The project team also includes Caddick, SFP, and DEP.

Imagine if the brewery site could be redeveloped. Feels like a totally inappropriate location for it now, and they haven’t really tried to make it look any better.

The Reno club!…I’d have never thought that stood there back in the day with the smell of of alcohol and smoke of ‘various’ varieties, that this is what it would come to. I miss the past sometimes..quite a lot actually but overall I wouldn’t swap it for today, especially in Manchester.

Is this the Birley Fields site? It’s the only green area in the vicinity. The Heineken brewery is an absolute eye sore notwithstanding the awful smell it emits over the local area.

Such good news for families I know who have been on the housing register for years and desperate for suitable homes of 5 beds or more. Fingers crossed this will be the start of more developments like this.
