MAG targets SMEs with office package

MAG Developments, Manchester Airport's property development business, has launched an all-inclusive package aimed at attracting small medium enterprises and start-up businesses to its 308 Avro Way office.

MAG said office suites from 200 sq ft up to 2,000 sq ft, suitable for two people up to 50 people, are available at £20/sq ft all-inclusive of rent, service charges, rates and insurance; on short, medium or long term contacts, starting from three months.

Jenny Smith, head of property for MAG Developments at Manchester Airport, said: "Our existing office products, 4M and Voyager, are geared very much towards the corporate end of the market, so with 308 Avro Way we are bringing something totally different to the market.

"We understand that flexibility and value is key for many cost-conscious small businesses, so to make things simple we're offering an all-inclusive price, which just like the package holiday concept has no additional extras or hidden charges and provides great value for a high quality product. We hope that providing this will give smaller companies the flexibility to grow as their occupational needs increase and anticipate good interest both from local businesses and those looking to enter the northwest market."

308 Avro Way is located a quarter of a mile from Junction 6 of the M56 motorway on the World Freight Terminal estate at Manchester Airport, and just a few minutes drive from Development Securities' The Square shopping centre in Hale Barns.

MAG has instructed the Manchester office agency teams at CB Richard Ellis and Regional Property Solutions to market the newly refurbished 24,000 sq ft building.

MAG Developments has invested around £250,000 in refurbishing the building, which was originally constructed in the mid-1980s and has undergone a complete internal transformation, including the total refurbishment of the reception and common areas, plus a newly glazed entrance. Wigan-based Amspec completed the work.

Existing tenants at 308 Avro Way include Autogrill Catering UK which occupies around 800 sq ft. MAG said up to 20,000 sq ft of space is available to let at the property.
