Liverpool to approve 70 Fabric District flats 

Proposals from Duke Developments would see blocks of five and seven storeys built on Kempston Street Car Park. 

Liverpool City Council’s planning department has recommended the 70-apartment project for approval when its planning committee meets next week. 

However, the developer will not be counting its eggs just yet. Late last year, the council’s planning committee went against the recommendations of its officers and rejected Carpenter Investments’ plans to build 261 apartments at Liverpool’s former Wapping Station.

Duke Developments’ scheme “offers a development that has the potential to contribute positively to the regeneration of the Fabric District,” according to an officers’ report. 

The project would comprise 30 one-bed homes and 40 two-bedroom properties.56 of the apartments would be for private sale or rent, with 14 earmarked as affordable. 

The 63,600 sq ft development, designed by Liverpool-based Studio RBA, also includes a 10,000 sq ft residents’ roof garden, 4,750 sq ft of shared courtyard space, two residents’ lounges and a mix of ground floor commercial units totalling 3,615 sq ft. 

AWK Engineers is the structural engineer for the development, with Highways Advice the transport planner.

Will be good to see this project on site but as you say you can’t rule out a refusal from this incredibly negative planning committee. If we can’t get the smaller schemes accepted the big hitters will take their developments elsewhere.
Liverpool planning committee’s attitude is like a thirsting man in the desert refusing water, it doesn’t end well.

The area is built up with no green spaces or privacy for nearby buildings! Also parking is currently a nightmare for current local tenants and workers!!!

People asking about parking spaces and green spaces. There’s a massive green wedge alongside the Islington carriageway, a park on Soho St 5 mins away, Everton Park 10 mins away.

The footpaths could be wider to accommodate more trees but not car parking spaces. It’s the city centre. Kids can’t drive these days anyway.

Get this built. It’s private sector transformation of a serially underperforming area.
