Legat Owen secures three deals in Crewe

Three occupiers have signed up for a combined 46,000 sq ft of commercial and industrial space in Crewe, spread across three different industrial estates.

The largest of the deals is Freudenberg Filtration Systems, which has taken a unit of 19,600 sq ft at Apollo Park, a speculative scheme by Total Developments. The company has signed a 12-year lease.

Elsewhere, agribusiness Dairy Gold has acquired two units totalling 14,000 sq ft at Crewe Gates Industrial Estate for more than £1m. These units, purchased from Rodney Densem’s Wines, are adjacent to Dairy Gold’s existing manufacturing facility and the company will expand after Rodney Densem relocated to Telford.

The 12,100 sq ft Printing House building at Marshfield Bank Industrial Estate has also been let to motor vehicle parts manufacturer Trac Group on a 10-year lease at a rent of around £65,000 per year.

All three letting were secured by Legat Owen, and the company’s director Matt Pochin said: “These transactions demonstrates the continuing demand for SME units in Cheshire and more specifically Crewe.

“Enquiry levels are strong, which is leading to increased rents and capital values.  This is good news in many ways, but it also presents us with significant challenges.

“The reality is there is a chronic shortage of high quality industrial stock in Crewe and throughout Cheshire. So, now more than ever, we need to engage with developers and planning authorities to encourage land release, react quickly to planning applications and encourage the development of more speculative schemes.”

Trac Group, Dairy Gold, and Freudenberg Filtration Systems were all unrepresented.
