Legacie sells £30m hotel project in Duke Street

Legacie Developments has sold a surface car park on the corner of Slater Street and Duke Street in Liverpool to a developer that plans to deliver 250 rooms in an eight-storey block occupied by two hotel brands.

Land at 107-125 Duke Street was sold for an undisclosed sum to Liverpool Suffolk Street Hotel, a special purpose vehicle controlled by Richard Whitehead, Marcin and Lucasz Slominski. The three directors have other hotel ventures which include Poland-based modular specialist Polcom, now called Molo Hotels.

Following the deal, LSSH submitted a planning application this month for 257 bedrooms in a single block to be split into two hotels, one of 132 rooms and the other of 125, with separate entrances and lobbies but a shared service area.

LSSH intends to follow designs unveiled last March for a £30m development by Liverpool-based Legacie, headed by John Morley. Zerum has been retained as planner and Falconer Chester Hall as architect.

Duke Street is undergoing substantial hotel development. Epic Apart Hotel is converting 151-155 Duke Street into serviced apartments, its second scheme on the same street. Henry Space Development won planning consent in November to develop a 200-bedroom aparthotel through the conversion of four listed terraced houses and an extension.

Nearby, Legacie is currently on site with the £90m Parliament Square scheme to build 500 flats in four blocks on the edge of Liverpool’s Baltic Triangle. Work began in October and is expected to complete in summer 2021.
