Lamonts completes series of lettings
Cheshire industrial agency specialist Lamonts has reported a run of deals in Crewe and Winsford.
At Unit 13, Orion Park, Crewe 25,000 sq ft was let for ten years to Highams and Higham. The landlord is Highcross and GVA were joint agents with lamonts.
Warehouse unit 213 Crewe, of 213,000 sq ft, again owned by Highcross, was let to Warehouse One on a five-year lease. Jones Lang LaSalle and CB Richard Ellis were joint letting agents.
On Road 5 in Winsford Industrial Estate, a 12,000 sq ft unit was sold to Scandinavian Pine at £50/sq ft. The jJoint agent was Fifield Glyn.
Unit S2, Herald Park, Crewe, of 5,000 sq ft was let to Next for £4.25/sq ft. At the same park, Unit R2, also 5,000 sq ft was let to Powervision for £4.40/sq ft.
Seafield Logistics has taken 45,000 sq ft at Premier Park, Winsford from Patrick Properties. The joint agent was CB Richard Ellis.
Matthew Pochin, director of Lamont Commercial, said: "Stock levels of new and good quality second-hand industrial units in our patch and the wide market of the North West are limited and we are not seeing replacement stock coming through. We seem to be at a tipping point where the enquiries that are in the market will have very limited choice. Will this then lead to pre-let and pre sale deals? We all hope so but there will have to be adjustments on land values and a hard look at building costs."
